Good News for November housing stats on the Coast

Hi EVeryone!
The sales stats for November 2011 are now showing that November was a BETTER month than October in all 3 indicators.
The number of homes sold was up, the Median price of homes was up and the Average price of homes was up!
This is Great News.
Here is the breakdown, compared to October 2011 and to November 2010.
For November 2011:
Number of Homes/Condos Sold: 276
Median Price of Homes sold: $100,000
Average Price of Homes Sold: $116,733
For October 2011:
Number of Homes/Condos Sold: 232
Median Price of Homes Sold: $86,250
Average Price of Homes Sold; $113,834
For Novmber 2010:
Number of Homes/Condos Sold: 225
Median Price of homes sold: $110,000
Average Price of Homes Sold; $115,661
So November 2011 was a good month relatively speaking for the coast housing market!

Oct Real Estate Stats for the Mississippi Gulf Coast

Hi Everyone!
Here are the stats for single family units on the Mississippi Gulf Coast for the month of October 2011. These stats come from the Ms Gulf Coast Multiple Listing Service.
Number of Single Family SOLD 232
Average Sales Price: $113,834
Median Sales Price: $86,250
This compares to Sept 2011:
Number of Single Family SOLD: 271
Average Sales Price: $112,603
Median Sales Price: $95,000
And compared to October 2010:
Number of Singe Family SOLD: 195
Average Sales Price: $124,816
Median Sales Price: $110,000
As you can see, we have increase the number of sold homes from October 2010 by approx.19%, but the average and median sales price has declined. Also, as compared to Sept 2011 we have gone done by a little more than 14% in number of homes SOLD, but while the Average price has risen slightly, the median price has dropped. So, we are still in a rollercoaster of sales here on the coast with no definite pattern of increase or decreasing sales or price emerging. However, with the low value of homes as compared to 3 years ago, and the significantly lower interest rates on mortgages, THIS IS the time to buy! MS Real Estate Stats for the Gulf Coast

Hi Everyone!
Well the stats are out for Sept 2011 for Single Family Unit Sales for the Mississippi Gulf Coast. Gulf Coast Realty compiles these stats every month, so you can keep track of the LOCAL real estate market, and not just rely on National stats. These stats come from the Mississippi Gulf Coast Multiple Listing Service.
Sept. 2011
Single Family SOLD 271
Average Price: $112,603
Median Price: $95,000
Aug 2011
Single Family SOLD 316
Average Price: $113,616
Median Price: $102,000
Sept. 2010
Single Family SOLD 241
Average Price: $124,550
Median Price: $117,900
As you can see, our sales and prices are down From the month before. But, from a year ago September, the number of Single Family homes SOLD has increased from 241 units to 271 units. The median and Average price, however, are down from a year ago.
So, While sales dipped from August, we at least have MORE sales than we did a year ago!

Foreclosures on the Mississippi Gulf Coast

WEll I looked at our local MS Gulf Coast MLS system this morning. I wanted to see how many of our homes for sale
were listed as 3rd party/bank owned (Mostly foreclosures). The number of properties that stated they were 3rd party/bank owned for the coast was 360. The total number of properties for sale wass 9892. That's a small percentage of foreclosed properties to properties for sale. It works out to 3.64% of properties that are 3rd party/bank owned to ALL proprties for sale.
But, there is another satistic to consider. When I took a look at the number of properties that SOLD here on the coast, I found that 889 properties sold in the last 90 days and out of that 251 were listed as 3rd party/bank owned. That's 35.41% of all sales in the last 90 days were 3rd party/bank owned according to our MLS.
I then took it a step further and looked at ONLY RESIDENTIAL properties. There are 782 residences that SOLD on the Mississippi Gulf Coast in the last 90 days. The number of residences that were 3rd party/bank owned was 240. That's 32.58% of all residential sales in the last 90 days! Foreclosures are certainly a HUGE part of our sales here on the Coast.

August Home Sale Statisitcs for Mississippi Gulf Coast

Hi Everyone!
Well there is GOOD NEWS for the Mississippi Home Sales for the month of August. The Number of Homes Sold in August on the Coast is up from July 2011 and is up from August 2010. The breakdown of Sales is like this:
Aug. 2011:
Number of Homes SOLD 316
Average Price Sold $113,616
Median Price Sold $102,000
July 2011:
Number of Homes SOLD 247
Average Price SOLD $88,005
Median Price Sold $111,239
Aug 2010:
Number of Homes Sold 238
Average Price SOLD $118,782
Median Price Sold $94,000
As you can see, the number of homes SOLD is up and the Average price is up from July 2011 but is down from the Average price of Aug. 2010 . The median price is down from July 2011 but is up compared to the Median price of August 2010
But with both the NUMBER of HOMES SOLD up and the Average price up from July- positive news in the real estate market locally!

July Real Estate stats for Mississippi Gulf Coast

Hello Everyone!
Just looked at the Number of residential sales for the Mississippi Gulf Coast for July 2011. The GOOD NEWS is that we sold 244 homes in July of 2011 compared to only selling 227 homes in July of 2010. So more buyers are returning to the market to start to buy. That's about a 7% increase in the number of homes from last year in July.
However, the Median and Average price of homes is down from this time last year and down from the month of June 2011 also. In fact the number of sales dropped from June to July also.
Here is the breakdown of home sales for the Mississippi Gulf Coast according the Gulf Coast MLS

Number of Homes SOLD 244
Median Price $88,503
Average Price $111,490
JULY 2010
Number of Homes SOLD 227
Median Price $110,000

So we are down from June of this year in every category, up in number of homes SOLD from this year compared to last year for the same month, but we are also down in home values in all ways.

June Real Estate Stats for the Mississippi Gulf Coast

Well as I told you last month, that May's housing stats for single family residences was up from April in number of sales and in median and average price. Now for the second month in a row, we are UP again!!!!
The Number of homes sold from May to June on the Mississippi Gulf Coast INCREASED BY 7.7%
The Median price of those homes INCREASED BY APPROX 3.2%
The Average price of those homes INCREASED BY APPROX 2.1%
Here are the actual numbers from the Gulf Coast MLS data for Single Family residences sold in June of 2011
NUMBER HOMES SOLD: 307
MEDIAN PRICE: $113,000
AVERAGE PRICE: $126,009
Here are the numbers for May 2011:
Number Homes Sold: 285
Median Price: $109,500
Average Price: $123,32
Here are the numbers for June 2010:
Number Homes Sold: 292
Median Price: $120,000
Average Price: $128,845
As you can see, we are UP from May to June of this year in Everything. We are up from this June compared to June 2010 in NUMBER of SALES. But we are down in the average and median price for June 2011 compared to a year ago June 2010. But it does appear that our prices are starting to rise, if ever so slightly!
Once again, Good news for the second month in a row for the Mississippi Gulf Coast! Let's see if July will make it 3 months in a row of steady increase in all categories!

Hi Everyone!
Today an economist named Shiller is on the news about the National housing market and the possibility of housing prices falling another 10 to 25% nationally. This is because of the foreclosures that are on the book, but haven't come on the market for sale yet. This is a national forecast. However, the sum of all markets does not always point out what is happening in a local market.
In fact, here on the Mississippi Gulf coast we have been watching the median and average price fall each month just about for the last year. However, May of 2011 for the first time in a long time, has shown an INCREASE in Median and Average price home sales here on the coast.
Of course one month doesn't make a trend, but it is encouraging. So don't always think what is happening nationally, is also what happens locally.
Here are the stats for May 2011 for the Missisissippi Gulf Coast in Single family unit sales according to the Mississippi Gulf Coast MLS.
May 2011 Total number of homes SOLD 276
May 2011 Average Sales price $119,297
May 2011 Median Sales price $108,750
April 2011 Total number of homes SOLD 268
April 2011 Average Sales price $111,249
April 2011 Median Sales price $95,500
May 2010 Total number of homes SOLD 306
May 2010 Average Sales price $127,313
May 2010 Median Sales price $127,250
So as you can see, we are significantly up from April of this year, but we are down from where we were in May of 2010. Still the upward trend here locally, in the face of national down news is a positive for our local market.

April Real Estate Stats for the Mississippi Gulf Coast

Hello Everyone!
Well here are the results of home & Condo sales for the Mississippi Gulf Coast for April 2011 according to the Gulf Coast MLS.
April 2011 Total Homes Sold 258
Median price $95,500
Average price $111,710
This compares to Mar 2011
Total Homes Sold 299
Median price $95,000
Average Price $113,745
And compared to April 2010
Total Homes sold 300
Median Price $119,500
Average Price $126,284
So as you can see, we are down from last month and last year this time. More buyers are out there coming in our door, but the contract times for foreclosures and short sales ranges from 2 weeks longer to close to 6 months longer. Out of the 258 sold homes in April 104 were all Cash deals, leading me to believe that investors and buyers are still heavily going for the lower end market deals from foreclosures and that is bringing the median and average price dollars down.
Even though this report is lower than last month, I am optimistic that the buyers are back and we are headed in an upward trend.

MS Housing Stats for March 2011 revised

Hi Everyone,
There is a revision in the number of homes that sold on the Mississippi Gulf Coast for the month of March 2011. Previously we reported that the number of sold homes was 278, but late entries in our MLS system has now revised that number to 299 homes that sold in March of 2011. This is a 6.4% increase in the number of homes sold in March of 2010 for the Mississippi Gulf Coast. And up from February's totals of only 198 (typicaly there is a big increase from Feb to March though)
The Price factor both in average and median prices seems to be stagnant or slightly downward.
For the 1st quarter of this year (2011) total homes sold is up 6.6% from the 1st quarter of 2010.

Hi Everyone!
Well here is the news for the Mississippi Gulf Coast for Single Family Units according to the Gulf Coast MLS.
For March 2011 the number of SOLD homes was: 278
For February 2011 the number of SOLD homes was: 186
For March 2010 the nuber of SOLD homes was: 281
Median Price for March 2011: $96,550
Median Price for Feb. 2011: $96,500
Average Price for March 2011: $112,809
Average Price for Feb. 2011: $108,745
Median Price for March 2010: $125,000
Average Price for March 2010: $129,659
As you can see, HOME SALES have increased since Feb. of this year, and are about the same as March of last year. Also the Median and Average Price are pretty much the same from Feb. to March of this year, but are much lower than they were a year ago. Out of the 278 Sold homes in March 2011, 107 were ALL CASH deals. This leads me to speculate, that there is alot of lower priced homes selling to investors because of the Foreclosure market. I don't see us sinking, but rather just holding steady. So we have about the same amount of sales as last year in March, and we have increased in the number of Home SOLD since Feb. So buyers are coming back to the market.

Home Sales UP on the Mississippi Gulf Coast in Feb. 2011

I just pulled the stats for February for the Mississippi Gulf Coast according to our Gulf Coast MLS system.
The number of residential homes/condos that sold in February 2011 is up from January 2011 and it is also up form a year ago stats for February 2010.
Here is the breakdown:
Single Family Units that SOLD in FEB. 2011 : 186
Single Family Units that SOLD in Feb. 2010: 173
Single Family Units that SOLD in Jan. 2011: 180
So you can see we have more sales going on compared to last month, and last year! That's the good news. The not so good news is that the Median price and average price have declined.
The Median price of homes sold in Feb. 2011 on the mississippi Gulf Coast was: $96,500
The Median price of homes sold in Jan. 2011 on the mississippi Gulf Coast was: $98,250
The Median price of homes sold in Feb. 2010 on the Mississippi Gulf Coast was: $125,000
The average price of homes sold in Feb. 2011 on the Mississippi Gulf Coast was: $108,745
The average price of homes sold in Jan. 2011 on the Mississippi Gulf Coast was: $114,146
The average price of homes sold in Feb. 2010 on the Mississippi Gulf Coast was: $147,574
Of course the good news is that MORE homes are selling. The ones that are selling, however, may be the lower end of the market. This is supported by the number of ALL CASH sales. Of the 186 homes that sold in Feb. 2011-- 80 of them were ALL CASH. That's 43% of the homes sold went ALL CASH.

January 2011 Housing Stats for the Mississippi Gulf Coast

HI Everyone!
Well here are January's stats from the Gulf Coast MLS for Residential Sales
The number of residential Properties sold in January 2011 was 187
The AVERAGE sales price was $113,002
The MEDIAN sales price was $98,000
This is a slow month and January stats for 2010 look like this:
The number of residential Proprties sold in January 2010 was 191
The AVERAGE sales price was $125,238
The MEDIAN sales price was $122,500
Just to remind you, in December of 2010 we had 293 sales and the meidan price was $100,000
So January is a slow month and I already see some more activity for February. Let's see what happens on our road to real estate recovery, and if, the world events will have an impact on home sales and prices here on the Gulf Coast. Also, although the prices are down, I believe that represents investors buying up low end properties. In fact of the 187 sales in January of 2011 Sixty Eight of them were All Cash deals! That's more than a third of all the sales.

Mississippi Housing Stats for Dec 2010

Well here are the Stats for Dec 2010 from the MS Gulf Coast MLS for residential homes in the area
Dec 2010 closed single family unit sales: 293
Dec 2010 Median Closed Price: $100,000
Dec 2010 Average Closed Price: $118,687
compared to Nov 2010:
Nov 2010 closed single family unit sales: 225
Nov 2010 Median closed price: $110,000
Nov 2010 Average closed price: $115,661
Well as you can see, the number of Closed homes for December is up! More buying is going on. This is good for the coast, good for the economy. But with the good, there is also some bad, the median price has dropped, and while the average price is up slightly,most economist feel that the median is less influenced by a very high or low price sale skewing the average. So we are trending to more buyers, and I believe that we will see higher sales volumes in 2011 in general. I also think that even with more foreclosures coming onto the market, that we are at the bottom of the market and have been for the last few months. Mississippi Gulf Coast Housing stats for November 2010

Hi Everyone!
Well here are the stats for Single Family homes sold on the Mississippi Gulf Coast for the month of November.
November 2010 number sold 210
Average Price was $114,572
Median Price was $110,000
This compares to October of 2010 with 210 sold (Revised)
Average Price $126,481
Median Price was $110,000
I expect that November's sales will be revise slightly higher in a few weeks. This is because, not all agents report their closings in a timely manner. Last month the October record showed 195 closings on Nov4th. It has now been revised. So our report as of Dec 6th for Novemebers will probably get a little higher in a few weeks. The Median price is the one used more heavily in real estate, because it doesn't show as much change from an exceptionally high or low sale. I would say that we are about the same from October into November in general.
Remember, this is for the Mississippi Gulf Coast Single Family homes. This includes homes in Gulfport, Biloxi, Ocean Springs, St. Martin, D'iberville, Gautier, Pascagoula, Long Beach, Pass Christian, Waveland, Bay St. Louis, Saucier, Wiggins, and the three counties of Harrison, Hancock & Jackson, with some data from the adjacent 3 counties included too.

Consumer Confidence up 2nd month in a row

Hi EVeryone!
The National Association of REALTORS research has disclosed today that consumer confidence for
the last week is up. If it this trend continues throughout the month, this will be the second month in a row that consumer confidence has risen. That's Great News! That is the engine that drives our economy.
What people think and believe, generally foretells, whether they will be buying or not. IF they feel confident, then they buy more, raising up the general economy, which in turn generates, more production, more jobs, and a better economy.

MS Housing Stats for Oct 2010

Hello Everyone!
Well here are the stats for the Mississippi Gulf Coast for the month of October according to the MS Gulf Coast MLS.
Total Single family properties sold in October 195
Avergage Price of properties Sold in October $124,816
Median Price of properties Sold in October $110,000
These statistics show that October was a slow month for single family properties here on the coast.
The number of homes sold in September was 241 with about the same average sales price (124,550)
and a slightly higher median price of $117,900.
The number of homes sold compared to last year in October is down quite a bit. Oct 2009 the coast recorded 322 single family properties sold with an average price of $128,651 and a median price of $124,000
Here on the coast, the number of homes sold was going up slightly each month from July until October.
Is this just a blip? We will just have to wait to see how November goes.
In the meantime, this is a GREAT time to BUY! Interest rates and home prices are terrific, and even though the number of sales is down, the relative price has been pretty flat. So if you ever the was a time to say this is it....THIS IS IT

Every Day Do Something Positive! I know, I know...so simplistic. But really, we have to remind ourselves of some basic things from time to time. I am not sure, I think it Was Jim Rohn who said, "We need to get motivated and hear inspirational things everyday" And the antagonist to his talk was saying something like, but I have already been there and done that. And parahprasing I believe Jim Rohn say, " yes, it's kind of like bathing, you don't just do it once, I recommend it EVERY DAY!"
So, I am reminding myself, and some of you that today is really very special and we need to make it count and do something positive. For our World, For our community, For our families, For our co workers, for the people we will meet today.
If we focus on that, alot of the stress of life kind of gets relieved.

My company Gulf Coast Realty offers Free Foreclosure lists to anyone that asks. We offer a Free Home Buyer's Seminar too. But, to really take advantage of the Foreclosures, I find that you have to be right on top of them. The really good foreclosures that come on the market, aren't still available by the time the weekend comes. I tell my clients, if they see something good, chances are, 20 other people are thinking the same thing.
The best thing to do, is to be on our email list that notifies you as soon as a property comes on the market. It also tells you as soon as there is a price change on one that has been on the market awhile.
This gives you the buyer, the chance to jump on a good opportunity when it comes. To ge a really good deal, you have to have the information presented to you as soon as possible.

MS coast housing Stats for September 2010

HI,
Here are the stats for the Mississippi Gulf Coast for the month of September according to the Gulf Coast MLS.
There were 241 Residential Sales in the month of September on the MS Coast
The Average Price was $124,550
The Median Price was $117,900
Now that is an increase over August 2010 sales in both number of sold residential properties (238 in Aug)
And an increase in the Median & Average Price (Median price $94,000 in Aug) (Average Price $118,782)
Now, I am not saying this is a big change, but it is a positive change. I believe that buyers are more confident in home purchasing and that we have turned a corner probably around July of this year for the coast. I think with the great low interest rates and the fact that we are not moving downward (although we need more months to see if it becomes a trend). I believe that this is one of the BEST times to start looking at a home.

Hi Everyone!
I just wanted to let you know, that while July was a low month in terms of sales, August is better.
In fact the number of closed residential properties on the coast increased 7.2% from July
The actual number of closed residential properties went from 222 in July to 238 in August.
However our average sales price and median sales price are still going down.
In July the Average sales price was $129,738
In July the Median sales price was $110,000
In August the Average sales price $118,782
In August the Median sales price $94,000
The statistics are not a trend remember, In fact in August of the 238 home sales, 111 of them were all cash.
So investors looking to pick up foreclosures and low end property are out in force, and that is skewing the average and median price lower.
We will keep on watching our local Mississippi Gulf Coast every month so you can watch the month to month data unfolding.

July's real estate stats for Mississippi Gulf Coast

Here are the stats for Residential homes/Condos on the Gulf Coast of Mississippi according to the Gulf Coast Multiple Listing Service.
Total homes sold (closed) in July 2010 was: 211
Average Price : $131,082
Median Price : $110,000
This compares to June 2010
Total homes sold (closed) in June 2010 was: 287
Average Price: $129,442
Median Price: $120,000
Now let's compare June & July 2010 with June & July 2009 so you get an better idea of the market
Total homes sold (closed) in July 2009 was: 245
Average Price: $155,394
Median Price: $136,100
And June 2009
Total homes sold (closed) in June 2009 was: 230
Average Price: $158,811
Median Price: $142,000
As you can see, July was both a slow month in the number of Sales and the average and median price is still declining. On a personal note, while the sales for July are down, I have seen more activity and more buyers writing contract in July then I had in the previous few months. I believe August sales will be higher in both dollar value and in number of sales. What do you think?

Hello Everyone,
On June 30th, I wrote a blog post about the closings for the month of June here on the Gulf Coast.
I stated that while I was writing on the 30th, and that there was still time for more closings to be reported, I estimated they wouldn't amount to more than 30 or so.
Boy was I wrong!
As of today July 6th, 2010 the Stats for the number of closings on the Mississippi Gulf Coast for the month of June is: 261
This is an increase from the number of closed properties from June 2009, but a decrease in the number of closed properties from May 2010.
The Median Sales price for June 2010 was $120,000 for June 2009 it was $142,000
The Average Sales price for June 2010 was $128,972- for June 2009 it was $158.811
A huge decline in a year! But, at least we are now selling more than we were last year, so are we starting to see a recovery? Or will the BP spill kill the recovery here on the coast (As indicated by the decrease in closings from May 2010 to June 2010)?
We will have to wait and see what July and August results are.

Mississippi Gulf Coast Housing Stats

Hi Everyone,
I just did some research on our Gulf Coast MLS system to compare stats for the Mississippi Gulf Coast Area for the months of May & June from 2007 till today.
What I have seen is a downward trend in the number of homes sold for each period.
In 2007 for the time of May 1 to May 30 there was 416 properties sold,
In 2007 for the time of June 1 to June 30 there was 465 properties sold
In 2008 from May 1 to May 30 there was 280 properties sold
in 2008 from June 1 to June 30th there was 354 properties sold
in 2009 from May 1 to May 30 there was 231 properties sold
in 2009 from June 1 to June 30th there was 230 properties sold
in 2010 from May 1 to May 30th there was 291 properties sold
in 2010 from June 1 to June 30th at noon, there were 190 properties sold.
There is still time for closings to be reported today and tomorrow for today, but I don't believe we will see more than 30 or so units added to this Junes number. So this June has really differed from years past in that it has significantly decreased in closings as compared to the month of May.
I don't know of any factors that would contribute to that decline other than the BP Oil Spill in the gulf. Interest rates and prices of homes are both low, the economy while slow, is no longer dipping lower. While the tax credit ended in April and could be one of the factors, the sales to enjoy the tax credit don't have to close until the end of June (Now that might be changing too). I am just speculating here and not trying to pin the blame on any one cause, but I do think further investigation should be pursued. What do you think?

The Median Sq. footage was 1765 sq. ft The Average Sq footage was 1695 sq/ ft
The Average Days on Market was 189 The Median Days on Market was 134
The Number of Available or Active homes/condos for sale in Biloxi/N. Biloxi in November was 496 The Average List Price of Active homes/condos was $250,693 The Median List Price of Active homes/condos was $199,650 The Average Days on Market 238 The Median Days on Market 167
In November, the number of homes/condos that went under contract according to Gulf Coast MLS (usually under reported by agents) was 6
The Average List Price for homes/condos that went under contract was $138,199
The Median List Price for homes/condos that went under contract was $143,950
This is the market in November for Biloxi. We will compare over time the trends and fluctuations that occur in the course of the year.

In November a total of 78 homes sold in Gulfport
The Median Sold Price was $142,500 The Average Sold Price was $158,540
The Median Sq.Ft of the home was 1558 sq. ft The Average Sq.Ft of home was 1698 sq. ft
The number of Homes Available for Sale in Gulfport for November was 714
The Median List Price was $144,900 The Avergage List Price was $191,791
The Median Sq. Ft of the home was 1500 sq.ft The Average Sq. FT of the home was 1780 sq.
25 homes went under contract in November for Gulfport- but agents don't always change their listings from available to pending until it actually closes, so these statistics are very much under the actual amount.
