Here are the stats for single family units on the Mississippi Gulf Coast for the month of October 2011. These stats come from the Ms Gulf Coast Multiple Listing Service.
Number of Single Family SOLD 232
Average Sales Price: $113,834
Median Sales Price: $86,250
This compares to Sept 2011:
Number of Single Family SOLD: 271
Average Sales Price: $112,603
Median Sales Price: $95,000
And compared to October 2010:
Number of Singe Family SOLD: 195
Average Sales Price: $124,816
Median Sales Price: $110,000
As you can see, we have increase the number of sold homes from October 2010 by approx.19%, but the average and median sales price has declined. Also, as compared to Sept 2011 we have gone done by a little more than 14% in number of homes SOLD, but while the Average price has risen slightly, the median price has dropped. So, we are still in a rollercoaster of sales here on the coast with no definite pattern of increase or decreasing sales or price emerging. However, with the low value of homes as compared to 3 years ago, and the significantly lower interest rates on mortgages, THIS IS the time to buy!
