July's real estate stats for Mississippi Gulf Coast

Hi Everyone!

Here are the stats for Residential homes/Condos on the Gulf Coast of Mississippi according to the Gulf Coast Multiple Listing Service.

Total homes sold (closed) in July 2010  was:  211

Average Price :                                                       $131,082

Median Price :                                                          $110,000

This compares to June 2010

Total homes sold (closed) in June 2010 was:   287

Average Price:                                                      $129,442

Median Price:                                                        $120,000

Now let's compare June & July 2010 with June & July 2009 so you get an better idea of the market

 

Total homes sold (closed) in July 2009 was:  245

Average Price:                                                   $155,394

Median Price:                                                      $136,100

And June 2009

Total homes sold (closed) in June 2009 was:  230

Average Price:                                                 $158,811

Median Price:                                                    $142,000

As you can see, July was both a slow month in the number of Sales and the average and median price is still declining. On a personal note, while the sales for July are down, I have seen more activity and more buyers writing contract in July then I had in the previous few months. I believe August sales will be higher in both dollar value and in number of sales.  What do you think?
